Le Paradis Beach, Golf and Marina Resort is a 5-star Luxury and Tax-Free resort-community which spans 608 acres and which started construction in February 2007.  The first phase includes 126 Westin Branded Condominiums (Full Ownership) and the hotel-operator’s Central Core Facility ~ this particular phase makes up approx 15% of the total number of residences and approx 5% (size) of entire development.

This first phase of construction is expected to be opened by June 2010, as such the residential releases are priced at “pre-construction / pre-completion” prices.  The residences currently being construction for opening by June 2010 (approx) will be Westin Branded ~ i.e. the furniture, fixtures, fittings will be of a high and designer quality approved by Starwood-Westin.  Additionally, the residences and surrounding areas of the Westin-Branded Condos (including amenities, services and facilities) will be managed and expertly maintained by Westin.  

The aim of the developer is to have the first-phase of Westin branded condos opened along with an 18-hole championship golf course designed by the legendary Greg Norman and managed by the highly acclaimed Troon Golf by June 2010.

The residences referred to above (Westin Branded) are 1, 2 and 3 bedroom condos.  The prices (which range from US $585,000 for a 1-bedroom condo to US $1.5 million for a 3-bedroom condo) are inclusive of all designer and top-quality furniture, fixtures and fittings, approved by Westin.  Owners within this phase would receive numerous benefits which I would be happy to detail for you.  Additionally, owners of a Westin Branded Condo have the option to place their condo into a Westin Managed Rental Program.

This Westin Managed Rental program is completely optional and affords owners the opportunity to generate revenue (during the periods you do not intend to occupy your residence) which can be used to offset some of the ownership fees and dues which are associated with luxury condo-hotel residence ownership.

Also, within the first releases are 45 of 200+ signature golf home-sites and villas which will frame the Greg Norman 18-Hole Championship Golf Course.  These are on average half-acre home sites which range from US $375,000 to US $570,000, with few extra exclusive and larger home-sites touching the US $850,000+ price point.
